Lippo Urban Homes – The Linear Edge reimagines a narrow site in Karawaci, Jakarta, transforming a challenging corridor between a busy toll road and low-rise housing into a vibrant vertical community. The masterplan elevates residential towers above the noise of infrastructure, creating visual landmarks while freeing the ground for lush courtyards and walkable communal spaces.
By layering greenery, circulation, and social zones along a linear spine, the design turns a spatial constraint into an opportunity for inclusive urban living—where density is met with light, air, and a strong sense of place.

The Linear Edge as Social Connector

This urban design perspective highlights how the Lippo masterplan transforms a rigid edge condition into a vibrant social spine. The uniform alignment of mid-rise towers is softened by a lush linear landscape buffer—composed of tree-lined boulevards and active frontages—that invites movement and engagement along the entire length of the development.
This spatial rhythm encourages pedestrian flow and fosters interaction at street level, reinforcing the project’s ambition to create a sense of belonging through everyday encounters. The strategic use of greenery and ground-level amenities strengthens social ties while offering visual continuity, promoting not just housing, but a shared community experience embedded in urban form.
The consistent building rhythm creates a strong visual identity along the corridor, while framed views and green breaks maintain a human scale. Together, these elements turn a boundary condition into a lively, connective civic edge.

Live, Work & Play Along the Linear Spine

This diagram and perspective view illustrate the Lippo masterplan’s strategic Live-Work-Play integration along a continuous linear corridor. Organized into clearly defined zones, the plan positions residential, recreational, and commercial elements in close proximity—creating seamless daily transitions between home, leisure, and the workplace. By envisioning local residents as regular patrons of nearby shops and open spaces, the development strengthens a pedestrian-oriented culture and community vibrancy. Courtyard-style clusters in Phase 3 support intergenerational interaction through shared green pockets, fitness amenities, play areas, and gathering spaces. This layout not only encourages frequent foot traffic and informal encounters but also supports a resilient, socially sustainable urban lifestyle.

The Lippo Linear Edge masterplan redefines urban density through a thoughtful blend of social connectivity, functionality, and human-scale design. By prioritizing walkability, integrated programming, and green communal spaces, the development fosters a lifestyle where everyday interactions are meaningful and intuitive. The continuous spatial rhythm—from residential zones to retail and leisure nodes—encourages active participation in community life while addressing the evolving needs of a modern, multi-generational population. Ultimately, this project stands as a forward-thinking model for inclusive, adaptable urban living along a vibrant linear edge.
